ELECTRICAL SAFETY

The 1994 Regulations apply to all electrical equipment that is designed or adapted for use between 50 and 1000 volts (in the case of alternating current) or 75 and 1500 volts (in the case of direct current). The Regulation covers electrical wiring, plugs, sockets and domestic electrical equipment.

You must ensure that all electrical equipment provided and any wiring or plugs or sockets in the property are safe and properly serviced. Portable equipment must comply with the Electrical Equipment (Safety) Regulations 1994 and although there is no statutory requirement to have annual safety checks on electrical equipment e.g. Washing Machine, Fridge, Freezer, Hoover, Kettle, Microwave, Oven, Television, Hot Water Heater and garden equipment such as lawn mowers and hedge trimmers. (This list is not exhaustive) as there is with gas, it is advisable for landlords to have checks done by a qualified electrician before the commencement of the tenancy.

It is also advisable to carry out a safety check on a yearly basis thereafter by a properly qualified engineer. If you are in any doubt about the wiring or the safety of any appliances always consult a qualified electrician.

Try to keep supplied appliances to a minimum and ensure that operating instructions and safety warning notices are supplied with the appliances. Pay particular attention to second hand equipment and always have these items checked. Upon Safety check by a qualified electrical engineer a Safety Certificate will normally be issued.

ELECTICAL REGULATIONS
There is no statutory obligation on landlords or agents to have professional checks carried out on the electrical system or appliances. However, under the Electrical Equipment (Safety) Regulations 1994, the Plugs and Sockets etc. (Safety) Regulations 1994, both of which come under the Consumer Protection Act 1987, there is an obligation to ensure that all electrical equipment must comply and is safe. Regular safety checks are required and although no time is specified we recommend these are carried out on an annual basis at the same time as the gas check.

FAILURE TO COMPLY WITH THE REGULATIONS IS A CRIMINAL OFFENCE AND MAY RESULT IN PROSECUTION WITH FINES OF UP TO £5,000 PER ITEM NOT COMPLYING OR IMPRISONMENT.
