GAS SAFETY

GAS INSTALLATION (SAFETY & USES) REGULATION 1994
These regulations formed under the Health & Safety at Work Act 1974 became effective from 1st November 1994. They apply to landlords of domestic property. The regulations apply to all rental property and refer to the installation and maintenance of gas fitting and appliances, whether furnished or unfurnished, residential or commercial.

THE GAS SAFETY (INSTALLATION AND USE) REGULATIONS 1994
The regulations were introduced in order to reduce the number of deaths in rented property caused by carbon monoxide poisoning from faulty gas appliances. The gas supply and gas appliances must be maintained in a safe condition by a properly qualified CORGI (Council of Registered Gas Installers) registered engineer.

GAS REGULATIONS
The landlord must ensure that the gas supply and all gas appliances and fittings provided are safe and properly serviced and comply with the Gas Safety (Installation and Use) Regulations 1994. A Gas Safety Certificate will be required before commencement of the tenancy. A safety check should then be carried out on a yearly basis thereafter, by a properly qualified CORGI engineer.
